A supply line that lets go can put an inch of water through a house before anyone finds the valve. We locate it, shut it down and repair the failed section — and the dry-out is handled on the same call.
Burst Pipe Repair
Two things decide how bad a burst pipe gets: how fast the water stops, and how fast the building dries. Those are two different trades, and most homeowners end up calling two companies and waiting between them. City View handles the first one and reaches the second one on the same phone number.
Water travels. The wet ceiling is rarely under the break, and the stain on the drywall is usually the last place the water visited rather than the first. We trace the line and confirm the failure point before cutting, because a wrong guess costs you a second repair on top of the first.
The split piece comes out and goes back in copper or PEX, sized and supported the way it should have been. If the pipe material itself is the reason it failed — polybutylene, early CPVC, corroded galvanized — we say so and price the larger option separately. You are not pressured into a repipe while the floor is still wet.
Dry to the touch is not dry. Extraction, air movers, dehumidifiers and moisture monitoring are WA Mitigation’s trade — our sister brand under the same company. They carry that work, not us, and reaching them is one phone call rather than a search and a three-day wait while the framing stays wet.
Why City View
We repair the plumbing. Our sister brand dries the structure. You are not the one coordinating two contractors at midnight.
You see the figure before work starts. No hourly meter running while a wall is open and no revised number at the end.
Photos of what failed and a written line-item scope, so your claim conversation is built on evidence instead of recollection.
Common questions
Straight answers, before you call.
Shut the water off at the main, then open the lowest faucet in the house to drain the pressure out of the line. If the water is anywhere near outlets, a furnace or the electrical panel, kill the breaker to that area before you walk into it. Then call (425) 200-5785. Everything after that is ours.
Cold is only one of the reasons. Western Washington loses pipes to freeze-thaw in uninsulated crawlspaces and garage walls, to failed polybutylene and early CPVC in houses built in the late seventies through the nineties, to corroded galvanized steel on anything older, and to braided supply connectors behind a toilet or a washing machine that are long past their service life. Which one it was changes what we recommend afterward.
We repair what failed, because that is the emergency. Once the water is off and the line is sound, we tell you honestly whether the pipe material itself is the problem or whether this was a one-off failure. A repipe is a decision you make with a flat price in front of you, not something we add on while the floor is still wet.
WA Mitigation, a sister brand under the same company, B-Dub Innovations, Inc. City View stops and repairs the plumbing failure; WA Mitigation handles the extraction, structural drying and any remediation. One phone number reaches both, which keeps you out of the gap between a plumber who has finished and a restoration crew who has not arrived.
No, and nobody at a plumbing company should tell you that. Coverage is between you and your carrier. What we can do is document the failure, photograph what we found and give you a written line-item scope, so you have real evidence for that conversation instead of a memory of it.
You get a flat, upfront figure and you approve it before any work starts. The number depends on what failed and how hard it is to reach, which is why none of it is published in advance. There is no hourly meter running while we open a wall.
